National Register Listed Historic Office Building TPO Roof Replacement

The existing Duro-Last roofs across four roof levels were severely failing, with widespread leaks and clogged internal drain lines. GoTech Roofing replaced all four roof levels with a new Elevate 80-mil TPO roofing system, rebuilt and cleared the roof drainage system, and jacked up 16 large HVAC units and one 2-ton backup generator to properly install the new roofing membrane beneath the equipment. The completed system received an Elevate 30-Year Red Shield NDL Warranty.

Challenge: 16 HVAC units on roof and one 2-ton backup generator, rebuild all drains, internal building drain pipes were severly clogged, multiple roof levels, needed hydraulic roof hoist to access roof levels, all drainage slopes incorrect.

Result: New Ultra Ply TPO roof. All drains rebuilt and drain pipes snaked and cleaned. Corrected all slopes. New Elevate TPO coated metals used for parapet wall copings and all flashings.

Challenge: Severe ponding water caused by improper roof slopes and clogged drains, along with deteriorated parapet walls requiring reconstruction with new plywood. Approximately 150 LF of the gutter line also had to be rebuilt after swollen, rotted wood caused the roof edge to curl upward, trapping water and preventing proper drainage.

Result: Installed a new TPO roofing system and constructed multiple large water-shedding crickets to correct the existing slope and redirect water toward the drainage system. The deteriorated parapet and approximately 150 LF of damaged gutter-line structure were rebuilt, eliminating major water-trapping conditions. Challenge: The existing roof had widespread membrane deterioration, saturated insulation, elevated roof drains, and numerous improperly flashed mechanical penetrations. With 16 rooftop HVAC units and active retail tenants below, the replacement had to be carefully phased so that every work area remained watertight at the end of each day.

Result: The completed project provided the retail center with a fully renewed TPO roofing system, corrected longstanding drainage and flashing deficiencies, and eliminated multiple sources of water intrusion. Aging and damaged perimeter roof metals also required complete replacement to restore proper waterproofing and provide a clean, finished roof-edge system.

Challenge: Extensive sections of the roof deck and wood framing along the gutter line were swollen and rotted from prolonged water exposure. Improper roof slopes created multiple areas of ponding water, preventing effective drainage and contributing to continued deterioration of the roofing system and roof-edge structure.

Result: The damaged gutter-line structure and deteriorated wood decking were completely rebuilt, and deficient roof slopes were corrected to improve drainage and eliminate major ponding conditions. Challenge: Eight rooftop HVAC units had to be carefully raised to allow proper restoration of the roofing system beneath them. Multiple areas of saturated insulation also required removal and replacement, with all work carefully coordinated to minimize noise, access restrictions, and disruption to tenants occupying the building.

Result: All eight HVAC units were successfully raised, wet insulation was removed and replaced, and the existing roof was professionally restored rather than completely replaced. The restoration extended the service life of the roof at approximately 50% of the cost of full replacement while increasing solar reflectivity to approximately 93% and minimizing disruption to building occupants.
